If a landlord asked me, I know I wouldn’t set myself up for landlord to say I was somehow responsible for that determination.

We ended up setting our first room a bit higher than we expected, then just lowered the rent every week until we started getting a lot of bites.

Also realize your insurance is based on the number of units as well.  

Proposal 1:  Sell well below market value and stay either rent free or very low rent while continuing to be responsible for all repairs and upkeep. 

well since banks basically dont do this kind of lending at all for 95% of folks.HML  PML or  money partners is the only way to do it .. short of using your own cash.

When you go to multiple REI events per month and get to know the active REI lenders in town, I think it is pretty helpful for an out-of-town borrower to hear that this company is not known here at all.

You may pay a bit more and make a little less, but playing the long term game is key in real estate.The types of structures could be lump sum (one price) or cost plus (meaning you pay the cost of material and labor plus a flat fee—more of an open-book model).I see some investors who want to pay for ALL the materials, which is excellent for the investor (more control of finishes & cost) and general contractor (if they are getting paid well).
