Does anyone have a good recommendation for a place in Tallahassee when I can buy used appliances (Stove) that is in "like new" conditions for one of my units. looking for items where they may have a small scratch, or was an open box from a major store etc. 

I guess I could get a quote myself by measuring and pricing it out from the orange box store and charge a % of the total to replace as Scott Mac suggests? 

Call the authority....it's that easy.Since you spent a lot of time, effort, money getting your license, you may be able to go inactive with the association and loose your MLS and key card access, but still keep your license active and earn referral fees with your broker.

I've now spent $700 on a toilet over the last 2 months because of emergency call fees, and I'm wondering if/when to start holding the property manager accountable for the repairs they are performing.If I do need to be holding the property manager accountable for repeated emergency calls on the same problem, how should I go about approaching them with the problem?

Anything else I can do besides write It down for an accountant and save receipts.Also, I have an excel sheet of all my expenses that I spent fixing up one of the units.

The well went dry our third year there so we spent a lot on that, but it was unavoidable.

Do you know if there is any way to go after the seller for fraud to get the additional monies spent back or am I sol on that end?
