Refinancing and paying off that FHA loan as well as pulling all my cash back out from the rehab and hopefully more, does this work this way or is there some rules or regulations on this specific kind of thing that would prevent me from doing this?

The cost of living is an interesting one - as in my view it supports a decision to move somewhere, or perhaps a business decision to open a satellite office, etc - however it does not typically 'drive' that decision.One of the key and most important advantages that Iowa has from a labor perspective, and I believe why the DSM market is a great fit for insurance/finance - is that the typical resident knows central Iowa and is 'content' - this doesn't mean that they are settling, as I do believe the DSM market is a 'special' place once you get to know it - however I'd put a strong bet as compared to other metros that if you polled people, the question 'Do you see yourself moving in the next few decades or do you ever yearn to move?'

It’s attractive to me because it is big enough but less risky than Worcester- in a big city like Worcester it is essential to know the neighboordhoods- I feel that it’s not as essential to do so in Leominster- Lynn is attractive but it’s getting to be overpriced- the rents do not support the prices- there seems to be a lot of speculators in Lynn- flIppers.

This is important because I believe we are getting ready to enter a round of foreclosures and we want to be in a position to pick up prettier properties than we purchased last go round.We are also working on converting our PM business into a franchised brand with Property Management Inc, that has a support structure not only for residential rentals, but also for short term, commercial, and association managment.

Having a good contractor (on the team or not) is essential to avoid this.I’m not sure about your State, but you should be clear about general contracting rules and regulations, length of liability, license and permit requirements, etc. before you start flipping OR make sure these responsibilities are included in the list of responsibilities of your contractor.If you’re going to partner with a contractor financially (equity share) and you both create an LLC, I’m not an insurance expert nor lawyer, but I would be clear (signed/notarized documents) about who is doing what within the Partnership Agreement.
