When forming an LLC in a different state, you can either file for the LLC in that state as a foriegn LLC(you'll need a registered agent and physical address for your business there).

@Casey LaValle the insurance policy on the rental will respond to the lawsuit.Your Property management firm's insurance policy should be put on notice as well as they were in care, custody and control of the property. they should have the maintenance records, communication with the tenant, etc. that will be relevant in the case.

The police asked me for proof I own the house - of course I wasn't carrying the deed with me and they weren't interested in true ownership as it's a civil matter, so they sided with him and warned me for trespassing.Hopefully it will only be a few days until the sheriff's department comes and physically removes the tenant and former owner.
