What are some procedures/ steps that you've found useful?

Now that I've graduated with a good job lined up I'm finally ready to take the first steps in beginning a new journey in buy and hold real estate.I'm currently living in the Tualatin/Tigard area and working as a mechanical engineer for a large semiconductor firm.

My personal method, that makes sense for me, is doing a few flips first, to build up my capital. 

I'd love to learn what everyone's strategy (or detailed steps) to pull a property under your personal name into an LLC.
