Jorge,I would recommend that you sit down with a Lawyer and Insurance Agent with experience in this area.

Those that are likely successful have a lot of prior investing experience. 

If you want to be completely certain, then you can dive into the zoning regulations and make sure there isn't a maximum amount of un related individuals living in one residence or specific bans on ADUs without enough lot size.I hope some of this helps!

In my experience sometimes those around you or extended family don't really "get it" nor do they wish to chat about something they feel like is un-obtainable and too risky.

You seem to be a perfect candidate for "DSCR Loans" - which are the typical option here for real estate investors looking to use an LLC vs. individual or some of the requirements you mentioned. 

I started sharing my experience investing overseas in the BP forums around 2017 I believe.

I would focus on finding an investor-friendly agent, that both have the knowledge and experience working with out-of-state investors, and VA buyers.

As you accumulate more properties and experience you’ll set a reserve that not only handles capex events, but also other uncertainties (ie vacancy, changes in personal finance, etc).

From what I had read, I thought it might be 1% but when I look at the top 100 cash flow markets for 2024, they are all less than .8% so then I questioned :-)  I understand this report is identifying markets, not individual listings.Thanks again!

@Amit Desai I can only speak with my experience, but when we bought our second home with the lender knowing  our intention was to rent it out, the rate was lower than it would have been if it was considered an investment.
