Ideally you don't have a super structured day & can take a few minutes here & there to respond.

The owner has a say, but ideally they will trust the contractor with decisions.

Manhattan in general though, is not a great cashflow market so like he said, its more ideal for buy-and-holds to see some appreciation in your investments over the long run.

Granted this monthly number will likely be lower than his current rental income BUT the possibility is there to control the down payment and the interest rate, ideally netting him more through the life of the loan.

SEO is the better way to go because it takes a lot of learning and work in the beginning ( heck and the middle and the end) but once set up,just sit back relax and watch the leads come in for free.So the ideal strategy is, do PPC, or DMM right now to get deals... right NOW.. and then while you o that work on your website.

So, this means, eliminating all distractions when working, but finding time (ideally one day a week) when you really unplug.
