I’m new to this so wondering how you all with experience would handle a situation like this.

But I have seen and heard some really funky stories so I’m here to see what experiences others may have had. 

I would also prioritize trying to replace your regular 9-5 job and then gradually increasing your income with more experience.

So, it's likely to be seen by some fans of Wright's work.Is that $2m a realistic estimate for something like this, or is that just wishful thinking?

A bad tenant can screw things up royally and/or make your day to day life harder than necessary especially if you have little experience with such matters.

There is much debate about that but ideally you’ll talk to an experienced agent who can advise based upon experience as compared to an experienced insurance sales person who can sell. 

I'm using my logic not my experience to come up with this but I'm hoping to get some insight from experienced BP members on the oder of opperations for attacking a rehab.thanks in advance.

In my experience, its already too late to get a deal if its already listed in such websites.

@Alessa LeSardefinitely - most hard money lenders will loan you some percentage of the purchase and the rehab (85-100 depending on your experience level, number of deals, relationship with them, etc.)
