If he doesn't pass (and especially because of something REALLY bad in his past...previous eviction histories, criminal histories) better you lose both of them then accept him.And forget this "fiance" business.  

Before we agree to working with inherited tenants, we mainly screen for criminal and sexual crimes to help insure everyone's safety.

Taking into account the loss of life, I'm quite certain a very costly legal bill would happen both criminal and civil.

I have a clean criminal background, and the 3 evictions have all been dismissed.Sadly I heard a realtor(here) make the claim that people who get evicted had to be due to neglect to pay their rent.
