The 20% down terms were the same and I think we could've still put together the deal because it allowed the tenant time to vacate (the terms of the contract was to allow the tenant up to 90 days to vacate, so extending closing for that would have potentially worked).

Lastly, as the point of number 3 with a lot of offers, know that there will be a lot of offers and if that is the case, your COE "close of escrow" will want to be shorten to be competitive, but those assumptions can take 30+ days to close (typically 35-40 days).

If she just moved in, I'd tell her clearly this isn't going to work out (you can mention quiet enjoyment and her being loud at 2 am, but I'd leave other parts suck as her choice for lifestyle out of it-ie having 3 different guys spend the night) and remind her of the lease.
