Unless there's a compelling incentive (Eg it's a deal now) you can really build it so you learn what your blind spots maybe and have the expertiseThe only reason to jump in is if you are someone that will back off easy if the going gets tough for any reason which I don't see to be the case given how you work with numbers well :-)

They spend millions building out their suites and there’s no real incentive for them to move locations if that location is doing well.On a side note, I wouldn’t go anywhere near a single tenant deal with sub-5 or even sub-10 years remaining.

@Juan V Lopez I mean I see no incentive for the owner to renegotiate, if anything he may be in a better position when the lease is up as your business doing well in its current location only gives him more leverage as the cost for you to move is a lot.

The biggest challenge I am anticipating is that when I walked through the property to evaluate it 3-4 agents were walking their flipper clients through and because the owner lives out of state and has to review all offers with their attorney they will not be reviewing offers for another week.

@Deborah Repaskey Buying a house that is 70 years old is getting better every year, one of the biggest issues with older homes tends to be knob and tube wiring or plumbing that isn't copper, both of these really started to be changed to modern standards starting in the 50s so that decade can sometimes be a mixed bag but those are going to be your primary concern unless someone hasn't replaced a major system like a roof in 70 years.

Please do not take this statement as being incentive, but I travel a lot and sometimes Marriott will put me in a handicap accessible room and I would prefer a regular room because the bathrooms are too big.
