Michael, if you do a major rehab it's possible to raise the rents but easier said then done....I just noticed the checkbox: "notify me when a reply is posted"' :lol: so I will react very quick now!

I was just looking at a property for 36k and was approved and had an approval letter in 2 hours.Many small local banks will give you loans on lower value properties if you can show that you personally can cover the mortgage and if the property cash flows that makes it a lot easier as well.Just try a small local bank...

this sure seems like it would be a lot easier if you were to have somebody loan you the money through a mortgage or dead of trust than to have to deal with all the partnerships and stuff, just borrow the money and then pay it back

I was in the same boat as you but I found that with my rentals being profitable it was easier to just do the "100% down payment" deals and not give any of my profit to the bank.I was in TX for 30 years and just left the Austin area (Marble Falls actually) about a month ago.Good luckall cash
