I agree with @Arlen Chou   If I see anything with the word "protected" in the MLS, I don't buy it (*With one exception) and I make sure that any buyer I represent is advised accordingly (*With the same exception).

My attorney advised against it and suggested I hire a buyer's agent for my own protection and guidance.

I was advised by my asset protection company to move them into land trusts first then to the LLC but since I have such a great relationship with my banks I decided to move straight to the LLCs. 

A good agent would be helpful with this, but it is your responsibility to read the condo docs or hire an attorney to advise you.

I see the value in advising on many other things outside leads like you said 

We typically advise owners to push as many utilities into the tenants name as possible.

This lender advised I not risk over building and just refinance or sell the main home.

My recommendation would be for the homeowner to send the "roommate" a certified letter advising that the property has been sold and that she must vacate on or before (date).
