Plus I need an energy audit and structural engineer to design the foundation (per the city.)

For this type housing the range can be on any level, good deals can be found at any price range depending on how you come across the deal. 

I was attracted to Buy & Hold because i want to generate cashflow and start setting up a foundation for more fun and lucrative RE projects and a healthy retirement income.

But hopefully their schooling provides a good foundation. 

We are a property management company now being built on the foundation of our experience working with 3 of the largest property management companies over the years,  taking what we loved and scrapping that which we hated as an owner/investor. 

@Christi Hawkins yeah that is honestly my main concern with this house, if I get it and the foundation wants to be difficult it can tank the entire project.

I work with the dealer of the homes and my current financing is not covering the needs of any park that rents units requiring a lease or homes affixed to the foundation permanently. 

I would look for the larger ticket items:  Roof, Foundation, Structural damage, water leaks, Signs of termite damage, mold, electrical systems, plumbing, etc.  

I always ask for roof/foundation/plumbing to be addressed.
