I have been told by many of my new colleagues that it would be wise to seek a relationship ship with a local investor who would be willing to exchange advice and experience for my assistance in their own ventures.

My current score is 835 and that was after refinancing my primary home and applying for an equity line against one of my investment properties.I have separated all of my business ventures into there own entities, each being an LLC and having there own tax ID's. 

I'm venturing more into short term rehab and that's the focus moving forward.

They say timing is everything, for me this is the right time to venture into investing.

I am looking for advice on setting up a partnership agreement for a real estate venture with the main goal of building a portfolio of buy and hold single family homes (and eventually small apartments).

If not, and 250 K is what you have assigned out of your net value for RE- then don't put it all into 1 venture.
