Sounds a little to good to be true. 

What ever happened getting a job, perhaps even real estate related if that is an interest or passion.

If you thinking there is some "giant" "fat" to cut out of Real Estate transactions I'm sorry it just is not true.

If you are looking to work with a STR focused realtor that probably has the most STR sales in the area, is an STR investor himself, has a STR property management company and assists with staging if needed, and can give you a true pulse on the market, I recommend reaching out to @Josh Green.

Cash flowing better might not be true in all markets.

This is especially true since I often look for properties that allow for tax grievance potential too further increasing cash flow.

This probably implies FIRE in his 20s, but I hope he is passionate about the path he has chosen and excels at it until at least a more traditional retirement age.He started the 2nd rehab he is leading.  

They have sent me a letter in the mail asking to buy my lot for almost double what the local values are so I'm not sure if this is a scam or just to good to be true.

Is this generally true for all insurance companies?
