It's just not affordable, and I don't want to have a crazy 2 hour commute into work by buying outside of the city.So, I've pretty much come to the conclusion that I have no choice but to be an out of state investor.

Flats are very easy to buy and you can take control on its fund, in conclusion the return is also very good.

@Jennifer JenkinsWelcome.I think you have come to similar conclusions about your job and your ability to be super hands-on with your investing.

I guess in conclusion to this I'm asking any investor that has dealt with family or any of this I could use some advise, instead of walking with the flow like I'm going to be doing.  

Revenue – land contract payment + management fee + insurance + expenses (not including property taxes) at the conclusion of the first six months here will have a yield of 18-20k in profit total.

I viewed the property and ran the numbers in order to validate if it was a good deal or not, and came to the conclusion that it was.

Chris, I have lived here all my life and have come to the conclusion the only ones that knock Memphis or those that either don't really do anything but go to work and return home or have failed in one way or another and want to blame the city.  

My conclusion is that they are the best way to do owner-financing if you are the seller, because you can simply evict the non-payer like a tenant, rather than judicial foreclosure.

So in conclusion, why bother?
