"A Certificate of Authority is the legal authorization which a foreign entity must obtain in order to be able to conduct its affairs in this state." 

Obtain necessary permits and approvals from local authorities.

If you have a Authorization to Release or a POA the lender may tell you if you call.

That said, here’s another I underwrote…With this deal, the borrower had a comprehensive line up of documentation regarding the deal.

They will inspect the project at those milestones and evaluate all the line items in draw requests before authorizing dispersal of funds. 

There are SOOOO many ways to invest in real estate that its hard to ever say with authority that "now isn't a good time to invest".

I am curious about your thoughts on the new Assembly Bill 968 (AB-968), effective July 1, which mandates comprehensive disclosure of repairs and renovations from sellers who flip one-to-four-unit properties within 18 months of purchase.Thank you.
