We recently visited and discovered that they have been cultivating marijuana in the basement.  

If he got busted smoking a joint in the park  or with a small amount of marijuana I'd have no problem.

I'd buy a Tesla Model S 85D, a big bag of medicinal marijuana and flood Ben Leybovich email with great deals for him to lend on for me.

There is also a page they sign that says they are out in 24 hours if there is any drug activity, and another stating if they want to grow their own medical marijuana (legal here) then they have to get their own liability insurance.Things I added include that the tenant is responsible for replacing light bulbs within their unit, they are responsible for clogged drains and my use drano, replacing a missing smoke detector will be $50, no flushing things other than human waste and toilet paper- no flushable wipes specifically.  

A large portion of my focus has been on the medical marijuana industry, the fastest growing in the world.

Basically it seems it is a bit of a free for all here in okc much like our Medical Marijuana industry has been until the last few months. 

I'm not set on a particular location, just thinking of buying closer to some large cities as Pueblo doesn't have a lot going for it from a growth perspective other than Marijuana.  

One final thought is, with legal marijuana in Oregon, maybe there'd be a demand for a commercial tenant in the house if it's used as a dispensary?  

For example I am LP in a fund that is very diversified (storage units, MF, Mobile homes, etc), a fund that specializes in taking garages and converting them to ADUs in MF, and a fund that includes a marijuana cultivation and retail store in NM.
