Cleveland offers a unique space for Real Estate investing and has an abundance of opportunity both east and west side. 

Prefer 3-6 family or with a commercial space. 

I said sure but it was going to make the numbers really tight. i was planning on having the contractor walk it and if need be ask for a price reduction. 

We have a huge lack of 2-4 unit properties in the DC metro area, that this tight supply really increases the demand and pushed those prices up, and thus cap rates down on the properties.

This is because you won't be just laying down planks, but actually mortaring in the tiles and grouting all the joints, making sure the spacing and lines are even.

I suggest putting in at least 4 inches to cap your building and improve energy consumption, At the time of the tear off coordinate renting a blown insulation machine too and you can add insulation from the roof into the attic/crawl space above the ceiling level to avoid interior repairs.

Upstairs is dead space, main floor is 1880 sqft and will be either retail or office.
