I don't care what my tenants do in their personal lives and they can have an occasional guest but when the "guest" is staying there on a regular basis, they are no longer just a guest.

I know this has been spoken about before but I am currently working on building tiny home developments, like multifamilies using tiny homes throughout the country and was wondering if anybody else is doing the same or has interest.

Do you need a cash out or just a rate and term refi? 

Maybe you can make it cashflow by doing section 8 or rent it mid term.
