Living in a high CoL (washington dc/northern virginia) area is killing me because there aren't any real duplex type setups in the area which means i'd end up with a roommate to house-hack.Go 10% FHA, pay a penalty for 10 years, and keep $40k free for remote investing?

I do have to tell you to be careful of certain meet-ups as they can be solely used for attracting new investors who aren't entirely knowledgeable about investing and they can get taken advantage of (I know multiple individuals that have).

With rising interest rates, I've heard push back that cap rates don't make sense and deals aren't "good", especially if there isn't a big value add opportunity.
