Chase provides an extra 20% towards any travel related expenses and American Express offers a free weekend at a Hilton hotel after you spend a certain amount.

In my experience asking your tenants to do extra work to pay rent is great for saving yourself time, but not necessarily a good idea if you're trying to boost your reviews as a landlord / PM business.

If the solar could account for the heat pumps and even if we had extra that could be sold back to the grid.

The units have upgraded electrical and heat, updated kitchens and bath but will need some extra work to really make them shine.

So my question is, would you guys pay the extra money to purchase the property knowing that you'll get good cash flow on it, or would you just try to invest in an entirely different market, a market less competitive ? 

That way I live rent-free and cash flow some extra pocket change each month.

Find a local metal shop (preferably one who specialized in wrought iron) and have them weld on the extra needed material, then have the railings powder sandblasted and powdercoated.
