I would also start googling the local papers in that area to see what they are saying, is new school being built, is there a notable migration of people into or out of the area.

We are not able to adhere to either of these guidelines with this loan for a few reasons - the fact that this is an investment property, the fact that we are over 70% loan-to-value, and the fact that the credit score reporting is 6 digits under 700.  

However, it is the range that is notable: the flip ROI ranged from -8%, or a loss of $10k on the property, to a gain of 80%, a whopping $144K!

If they're not able to pay funds that are owed to you something is fishy.
