My question to you all is do you think it would be a wise decision to sell this unit (potential $40k profit) and possibly by two single family homes (one as primary residence), or should I hang on to this condo/townhouse and rent it out?

In another HOA, they just issue a permit that hangs from the rearview, and if you don't have it or your car is not up-to-date on tags, etc., they just have you towed and let the tow company handle it.

However thanks to DF now the seller doesn't have to deal with DF because it is a commercial loan when they sell to me, but if I buy the park with these park owned homes have I just bought an albatross to hang around my neck?

But it sounds like you'd like to hang on to these for passive income.
