Other marketing methods that I have heard of working well are looking at court documents such as foreclosure lists, divorce filings, etc.

They are still open to it being a short sale, and the steps required to qualify are almost the same. 

As a guy who likes to be in control of every detail of my projects I know how difficult it is to step back and pay someone to do a job that you know you could do better yourself. 

Either way, I am at the stage where I am fully confident in my ability and willingness to step out and be successful on my own in this industry.
