Title companies vary greatly, and they vary internally by state because the insurance commissioners for each state control what a title company can and can't sell or give away.

This will produce a range in rental rates that you'll want to internalize.

Things to look out for.....unpaid back property taxes/outstanding tax certificates, unrecorded code violations (an internal city/county unrecorded lien search)and unrecorded hoa debts.  

They are mostly, if not all internal originations.

Engineering students here are required to work as interns throughout their time here so the plan is I will be out of the area again this coming Spring/Summer season.I figure this gives me lots of time to learn the market and the community here before taking my first step.

I'm pretty sure though if you use internal rate of return to get a better overall picture, I  bet the $400k properties I buy outperform the crappie $30k properties.
