I've cleaned the ceramic tile floors twice - once with bleach and once with vinegar solution, but the smell is still there. 

It's the best long term solution all around.Thanks again!

I think you already answered your own question but she didn't like her answer and wants a magical solution "She cannot afford to keep up with these fees and is debating just stopping paying her fees and mortgage altogether and forcing a foreclosure." 

It shows that even though many tech solutions for real estate currently exist there's always room for new innovation.  

Find a problem, then offer a solution to the problem...if you need them to carry paper and they need all cash, it is not a win win, and move on to the next deal.  

@Travis Frenchak - Yes, that's well worth the risk to try for the simple solution.

That said, I provide solutions for my sellers regardless but my struggle is finding people to hear my awesome options.

I enjoy reading the forums, there are certainly a lot of knowledgeable people, some amazing achievements, and a whole range of ideas, solutions and case studies.  

I might have to figure out another solution.

Their solution was to counter with 1.32 mil, 15% down, a 5 yr term at 4.5% int after which I immediately scheduled a meeting with their broker who happens to also be the daughter of one of the 4 owners.
