We also have 2 and 3 br condos that a two blocks from the beach that rent for considerably less (and cost a 1/3 of the price of the ocean fronts),   if you're specifically looking to fill it with vacationers, I would recommend looking at Folly Beach, Isle of Palms, Kiawah Island, and Edisto Island in that order. 

Hello I purchased my 1st investment property in PA in March, and live on New York .

I have a fairly painful situation with my 30 unit, but it’s a C level building in a lower end part of town.  

I own a few studio units on a beach block in St Pete area , I would be ok leasing some units to AirBNB entrepreneurs.

The first (and most painful) step is the board of the HD in which you are located.

As a PM myself, month to month leases are a pain for me- tenants can also give me 30 days notice to leave, which can be difficult to manage.
