Again, live in CA but can travel easily to LV and do have friends there, though no connections investor-wise. 

What are the biggest downfalls to prepare for loan and refinancing wise as well as living there? 

And just in time too cause i have to move out of my parents house for personal reasons and I'm getting an apartment , would it be wise for me and my current roommate (cousin) to get a 3 bed apartment and use the 3rd bedroom as an asset and charge people to rent the 3rd room?

But it is wise to stick to one same given agent during a certain property/purchase (if they are doing their job of course).Hope all that made sense, others might chime in to offer a different suggestion. :)

I'm going to go to the place right now contemplate everything I need to do to it money wise, I was thinking of countering back with giving them what they want but asking for money towards closing...what do you thing?
