You might have difficulty finding investment loan (DSCR) without owning either primary residence or another property.

Depending on your personal life, its just part of the hustle.I see lots of people, I guess aka new investors, geting sucked into all the various "fancy" new-fandangled "systems" and technology. 

We are running into some difficulties finding lenders as we don’t yet have a US credit score.

It probably linked to desire to latch on to the latest, greatest fandangled technology that came out. 

I'm not sure what is your difficulty in going alone...Certainly, you could do any sort of equity split.

The other difficulty is that you are 18 years old with no life experience and no real estate experience.

Patrick, I believe that is my next move because my area is not that big and I can use global imaging and street view technology to identify most of the potential candidates without even leaving my desk, so I plan to start letter writing.
