I always look forward to traveling for the holidays as I get to cram in 4 podcasts on our 400 miles of travel.  

Not one of those stiff, robotic and very procedural presentations but something that comes off as relaxed but very informative.

I want long time cash flow so I can relax one day ????

I too am not your target audience as I am in So CAL and it could be said we don't even have winters, however, in the last 4 winters, we actually had snow stick to the ground at the 1750 foot eleveation.That all said, I take no seasons off, but am a tad cautious and selective knowing my buyers pool is usually less at the Holiday times.

It'll be a rental, so my deadline is post-holiday season.

I don't think we will have any problem selling this house but with it getting close to the holidays it would be nice to get this one locked up.

I told him I realize it's a holiday, so feel free to respond tomorrow.

We did close one end of October, and it sat vacant until January, so I would definitely avoid late fall closings as found out the hard way that renters seem to be busy at holidays.
