There are parts of the country especially in rural areas or cold belt states where over expansion occurred and the towns demographics did not support that level of development.

There is a new development I'm looking at.

Develop an operating agreement that spells out the purpose of the LLC who has what role, who makes decisions, how are differences between the two of you resolved and an exit plan.Have an attorney draft up the document so each party is protected.

Althouth inventory is tight, the constant development (i.e Beltline) going on around the metro Atlanta area, I still think we have a good 2 - 5 year run before you see any real correction here.

I just bought a couple infill lots and want to develop them.
