And a good way to get in on the market in this area is to go to any networking events for real investors that you can fine.

I don't have any experience with them.however since they are CA based and did not post a CA BRE license number or CFL or NMLS I suspect they do not lend on 1 to 4 units as those require those above licenses if your in CA.Also I am always a little curious about those that say they lend from 20k to 20 million LOL.. no one can make a dime on a 20k loan... so thats curious.Lastly and this is just a personal pet peeve I just don't care for companies that don't list their principals and a small bio on their web page so you can look into the owners on google and make sure they are upstanding citizens.. again maybe its a marketing thing and maybe I am all wet but thats my preference I want to see who the principals are... they should be proud to put themselves up there ( again my pet peeve LOL)Just don't sent any up front money..

Income and Costs (all numbers are annual)Nominal rent - 43.6kActual rent - 37.3k (14.5% vacancy.  33% turnover rate)Management - 4.5k (10.6% - could bring down with a PM switch)Maintenance - 5.0k (11.6% - ok, older building and a fair amount of tenant turnover)CapEx - 2.4k (5.4% - mostly plumbing costs: is that a worry?)

There were DUI and DWI, besides marijuana possession and a few other misdemeanors, totaling up to six.  

I ask for 60 days' preferred notice, although they only have to give 30,,  and give them good service and a nice place to live.

@Robert Boyer I know a number of people who have worked for them and a number of people who have dealt with them and their deals.

The tenant has paid his full rent and as the new owner you are entitled to every cent less the first 5 days of the month.
