If a buyer is offered a 2-1 buydown (starting at 5.25%, increasing to 6.25% and then to 7.25%) with all closing costs covered except for $3,000 (to be paid by the buyer) on new construction through the seller's preferred lender, and signs the purchase contract in April 2024, the house will be completed by the end of September 2024.

But we basically followed David Greene's advice for finding a realtor in Long-Distance Real Estate Investing.Here's a summary of what we were looking for:* An agent who has experience being a landlord/investor and so already shares our perspective (looks for opportunity rather than curb appeal)* An agent who knows the Alexandria area well* An agent who doesn't mind showing us many houses and writing a bunch of lower offers* An agent who doesn't mind sharing their opinion about a property being wrong for us so we can move on to the next oneThere are many great meetups here.

I have experienced cash flow anywhere from 10-18% with so much more to offer.

That said, the key - number one role, of any STR is to optimize revenue and STR is all about marketing and positioning the offer (the listing) - getting the pricing, photos, and copy correct in addition to delivering an A+ experience.

@Michael Sato I also purchased The Book on Rental Property Investing through audible I have looked through the links you provided and the forms but I was specifically looking for Brandons Offer letter to owners that he talks about where he puts a photo of his family and talks about why they want to buy an owner's property. 

And it seems like your strategy is to find a property then make an offer as opposed to finding a seller actively on the market.
