The HOA is great -- just $337 every three months for each house, and they take care of the exterior of the houses as well as mowing, edging, and pruning (except for a small area in front of the bay window on each house), and they replace the roof every 15-20 years.

I have found that nobody care as much as I do about maximizing the property for parking and retain space or what ever I may be building.

All three were purchased based on photos and inspection reports listed on auction.comYou need to be careful buying out of State and you need to be mindful of local laws. 

If you find a good manager, they will ensure you get a quality tenant that pays top dollar and takes care of the home.

Just be careful when the company is laying the plywood on the beams they are laying them staggered it makes the roof strong and helps ensure less leaks.

On thing I can depend upon is me to take care of business and secure my investment.

I'd recommend using it for a flip if you can secure enough of a personal loan, and possibly leverage with hard money- as most lenders want skin in the game on projects.

They care about their credit scores, are easy to manage, and take good care of the buildings.
