Just talk the tenants to leaving and starting from a fresh start?

Everything is new, fresh, and done right.Nope, huge long list, lol. 

It can take a long time for permits, and not being able to drop a pre-fab home and having to build fresh can be frustrating for some.  

They likely will not, in which case you start fresh with a new tenant who willingly pays that rate and hasn't previously been paying half that.

I’d rather have it with a few dings in the walls and the garden a little bit sloppy because I spent two hours shovelling my neighbour’s driveway,”If you are shoveling your neighbors driveway and that is effecting your gardening you are doing one of them when it doesn't matter.As far as choosing one family because they feel they are a better fit for the community just asks for the losing bid to claim fair housing (Not sure about Canada of course).

In my state it takes 2 week course for them to get a license, and somebody fresh out of the high school, who completed the course won't be very useful.

And you probably can imagine how the walls look after over 10 years without fresh paint.I am a good tenant.  

Keep the cabinets with a fresh coat of paint.
