do you have snow.. freeze thaw.. or in spring when things grow wild  LOL  or texas were your soils move and create foundation issues over time .. or in Vegas were you have no yards  but sun beats the crap out of the places LOL.. how old is the house.. etc etc. 

I am moving slooooowwwwwly at the start, because typically when things get rolling for me, they roll very fast, and I need to have a good foundation before committing (and of course making the requisite newbie mistakes). 

It will take time to build your foundation.

What if there are foundation issues or black mold your $25000 budget wouldn't cover those issues.

With foundation n roof repairs plus back taxes what actions do you think would be good for while also getting into real estate?

I want to make sure we've considered all angles and we start off on the right foot to be able to scale in a mutually beneficial way and not have to come back to the table on these foundation level issues. 

If long term is what you want to start with, I would say go all in on that and eventually once you have more of a foundation you can start exploring different vehicles.
