(I'm now married to a broker, but that may be a bit extreme to get MLS access) Second is for the commissions whether personal or otherwise.The classes will teach you how to comply with the law as an agent, but do not teach you how to invest, or how to build a good business.As @James Wise said, you certainly need to interview some brokers.

In my mind, the hands down best thing you need to do "tech wise" to start generating leads for yourself and getting that first wholesale deal you want is to get a blog, as well as a YouTube channel started.

i tend to stay away from anything foundation wise if the house needs to be jacked up and fixed I've found that the cost of this is too much on top of other issue the house has and will to two options from there knock down or walk away

Now with Dodd Frank, it is wise not to give rent credits and offer Seller Concessions instead.This means that you are occupying the property, the seller cannot resell it to someone else, and a portion of your monthly payment is going towards what is owed on your option to buy.
