Owner of a property in each city and now focused on investment opportunities with upside (renovations, change of use, working thru legal issues, etc.). 

I would focus on the fact tenants are usually responsible for their own cockroach problem.

I've got a decent plan in place to make that goal a reality, but know I'm very fresh to the world of REI, so I am leaving myself open to all avenues and opportunities of investing.I am focusing on SFR and multi-family properties, and although the first two needed minimal work, I am looking more into Fix and Flip and BRRRRs for my next deals.

I have family that visits from out of state often so there is a legitimate reason to have the space for visitors when justifying with a bank. 

Any thoughts or advice on what to focus on or questions to ask?

Through multiple layers of hearsay, I have learned that the major player here in my neighborhood has stated that he will no longer develop rental units and instead focus on commercial. 

Im currently focusing on wholesaling but would love to learn from different investors to gain more knowledge about the market.

As i have no ties to any local area, i would be flexible in my area of investment, so where would you recommend me focusing on?
