So, the real estate broker/agent would have to inform the seller of the fair market value of their home, making it much more difficult to earn a profit larger than what a real estate commission would be.  

There are probably some out there, like Ryan noted, but they will be very expensive, and may make it hard for a deal to pencil.I would go to local meetups and talk to other investors.  

With room to enhance its value through upgrades, we saw the opportunity to deliver a strong return while helping revitalize the neighborhood.

Your goal is to have a statement balance of $0 every month. 

I think a good first step would to be find a good VA lender and then can walk you through the process.

Congrats - are you putting zero debt on the property? 

Unfortunately, Texas has a law prohibiting HELOCs on rental properties and I believe they also have a 70-75% max total loans allowed on the property which cuts into the equity I've built and would only allow for me to access 30K which would make it less appealing to go through the process for only 30K.
