I know in TX it was more customary for sellers to pay for most closing expenses in most cases when they were coming out ahead on the sale…that maybe has changed…so it depends a lot state by state for sure.  

NOD filed, posted, and mailed in 10 days3. 90 days from NOD they post notice of sale4. 21 days from notice of sale they can: auction, sell to an insider, lender bids at the auction for the minimum which is payoff plus call costs,After the NOD the trustee (owner (s) of note /not necessarily a bank) tells the servicer full speed ahead.
