If you want to make a smooth transition, be upfront with your tenants about the rent increases early so there are no surprises. 

If things are tight or you don't have expendable income to invest I would go turn key. 2-4 unit properties would be great, the goal is to minimize your monthly housing expenses to save so if you are occupying a unit you will probably not cashflow

They apply their house rules to the guests so you aren't stuck trying to evict one that relapsed.   

Hey I did call a few lenders regarding a DSCR loan which required me to hold and have an investment property for one year so I don't think that would be an option as of yet.

However, they've told me their daughter might move in next summer, so I'll likely need to find a new place in about a year.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

So I wonder if there is a "canned" operating agreement that I could use for this type of purpose.
