The Bank of Mom & Dad should be viewed as a different entity than the folks who raised you, invite you home for holidays and pressure you to produce grandkids.It is most prudent - and may be legally required, depending where you are -  that both you and your lender have independent counsel.

However, in those locations, currently, I have not been successful in finding deals that would meet my cash flow and cash-on-cash return parameters.We are still searching for our permanent residence in Aptos or Soquel California and would like to own a house with an ocean view for renting during holiday weekends on Airbnb or something to that effect.

My suggestion is (as others have said)...TALK to your landlord first and explain the situation.Right now I'm in one where a young tenant texted me that she had to "go out of town on a family emergency" that just happened to take place over the fourth of July holiday
