:cry: new at this.....found a maufactered home that might be good for flippping....not sure....question is how to know :shock: ....the sqft price is really LOW, :D the location is GREAT :D ....but not sure if it has water damage...the carpet is wet :crying: ....what to do..... all other problems can be solved with paint or soap and water.....appreciate some insight .....

Some people will argue against being put off by condo fees but in my mind these are a proxy for the cash flow shocks you would experience managing a single family home, duplex or similar.

I am originally from RI and work there, so I'm quite familiar with the area; I was shocked that I actually saved money in taxes/insurance moving to "Taxachusetts." ;-)I know several RIers looking for work, so that's also a consideration and reason for lower rents, due to the higher unemployment.How are things going with your student rental?
