For some reason turnkeys trigger people, and no idea why.

I’m ready to pull the trigger and spend (invest) the money I have, but what would be the best usage of the money?

I've seen a number of buildings that have 20-40 small spaces for rent to cosmetic type business - hair, nails, massage, etc. 

Technically that risks triggering the due on sale clause, but I've not heard that actually being a big risk.Alternatively, and what I have done, is buy the property in my name, get great insurance, hire a good property manager who runs the property fairly and legally, and then get an umbrella insurance policy for additional liability coverage.

I am in Arizona, Flagstaff in particular and am looking for a trustworthy lender who may do a line of credit for my LLC to have working capital- any recommendations or someone who would like to help out a single woman pulling the trigger on my Real Estate investment biz and all I have learned over the last couple of years without giving up.Please message me and let's talk...Thanks...Brenda

I've kept close to the Northshore for my investments, looked in Lafayette once but couldn't pull the trigger because of distance.

@Liz Norman also I wouldn’t tell them you’re terminating until you’re absolutely ready to pull the trigger.

You should consult a qualified tax professional before pulling any triggers.

Don't step in this...first, allergies and asthma have many triggers; you could do all that is requested to have them come back with more requests. 

A transfer of a property, purchased with a personal loan, into an LLC can trigger the Due on Sale Clause; however, a transfer of a property into a Land Trust does not trigger the same red flags because the Land Trust is considered an estate planning tool.
