@ChristianWeber I see you have 3 choices: 1-Accept as is and eat it(not recommended)2-Walk away and learn to spot some of the issues before you pay for an inspection. 3-Ask for cash back at closing to cover things in report, start around $15k-$17k looking at your numbers.

It is my understanding that in a normal rental where appliances are supplied and accepted, the tenant is responsible for any and all repairs to them (assuming it's in the agreement).

Even if they accept it, you run the risk of starting off with a bad relationship that will bite you later.Get rid of them and start fresh with new renters.No offense to the BP podcast guest, but building a binder with comparable rentals and then asking your tenants what they're willing to pay is a complete waste of time.

I expect them to meet the obligations of the lease and I don't accept any BS about why the obligations are not met.
