Also, White Collar workers that are attracted to Downtown Detroit have  major footprint in Oakland County already, its just natural once people "establish" themselves they look into Oakland County.Livonia will probably feel a large uptick but lots of Western Wayne Cities will become a Detroit dumping ground, at least until you get to Canton, Plymouth, Northville areas which will become even more exclusive.

Abatement or Remediation:  Many contractors will try to "sell you" on encapsulation, which is acceptable, (such as "painting it" with a recognized/certified sealant)  but leaves the potential there... and again it is ALL about disclosure...Abatement/Remediation is the more costly but permanent solution.... if is a roof, the roofer should be certified in the removal and disposal.

Generally speaking, do not rely on Assessor's cards for assessed values, drive by the property, bring certified funds in incremental cashier's checks (any left over funds takes 2+ weeks to get returned), remember to pay taxes during redemption period, check municipal liens (demo/repair), determine your exit strategies.

I also want to believe that you know the consequences of not protecting your asset properly, some advice you to insure you rental property and do the transfer of title from LLC to your name but anything short of a comprehensive insurance package is not enough for a rental property with this it can cover for additional increase in construction cost in case of the unexpected or natural disaster.

I know after five days you can send them a certified letter warning them for a short period of time that they need to pay or be evicted.
