@Adrian Diaz if you have the cash now and you have no reason to wait...but to wait, I would get a pre-approval now and see what you can get approved for.

Contact a Local well known lender with a good reputation to get a "pre-approval" not a pre-qualification. 

With my kiddos, a pre-teen and teenager, I put my kids into situations where the conversation about money comes into play, they observe how I ask questions and I allow the kids to talk directly with pros if they have questions.

They wouldn't ever have access to a pre approval letter. 

In other words, get your credit pulled once to get a pre approval then shop around for a lender once you have a house since the market changes every day.Hope this helps!

I'm looking at purchasing a property that I'd turn into an AirBnB in a skiing town. 

I currently live in NorthWest Indiana I just sold my first house which i finished the basement and remodeled a bathroom and made some money on that I'm a HUGE skier and dirtbike rider so looking to move to the mountains my strategy is to buy a multi family home and house hack while improving property while living in it then in a year or two refinance and the start the BRRRR my biggest question right now is where is the best places to invest close to some ski resorts im currently looking at ogden/salt lake city and have been for about 6 months and it hasn't gone well thinking maybe logan UT, Pocatello ID, Blackfoot ID, grand junction CO, Rock springs WY any other insight is helpfully thank you!
