I am an unadulterated fan of Fox news as many of you know.

Despite being a little bit of an old topic, it is tax season and I'm also a big fan of QuickBooks.

I'd recommend going to your local REI meetings and talking to as many people as possible.I would recommend contacting several agents and asking them if they work frequently with investors.

@Semaj Worrell We have a number of student rentals are are quite familiar with their dilemma of not having established credit and/or being required to place a {sometimes significant} deposit with the utility company.That said, students are also young, inexperienced and frequently not entirely responsible.  

The building is over 60 years old.She pulled the ceiling fan chain out.

I'm a fan of investing where you know and are comfortable so I think this is a great idea for you, it just seems as though you're dead set on this particular place and the numbers aren't stellar...so I'm curious as to why. 

We do ask that they throw out any trash/ recycle, clean any dirty dishes or put them in the dishwasher and run the cleaning cycle, put all dirty towels in the laundry basket and turn off all ceiling fans and air conditioner.

We use them for investors in our fund so the frequent use fees don't really matter a whole lot.

I can't say I am a fan however, that the LLC doesn't protect that asset under the LLC such as the home being rented, I assume this is where the insurance comes in?
